I know the Royal Borough of Kensington and Chelsea very well having lived there for a number of years and bought and sold flats for both myself and clients.
I also run a similar property search service in West Kent/East Sussex area due to knowing it extremely well.
To offer the best service, if I am offered an unrealistic remit in terms of price or location (or both!) then I will talk this through with you.
If your search strays slightly away from the Royal Borough I'm happy to talk through the area you would like to concentrate on, having good knowledge of Battersea, Wandsworth, Fulham and Putney. I'm happy to consider searches in these areas in conjunction or separate to your 'Chelsea' search.
Does a property finder offer value for money?
In a word, yes.
Why do you need a property finder? We can be invaluable, often saving money on your purchase whilst at the same time helping you make a sound investment. We aim to remove the stress associated with buying a property. This very much includes the transaction process that can be tricky and laborious for a buyer without someone who can make sure all the relevant parties are progressing towards exchange of contracts.
You will have an informed view on the London residential market gleaned from the property industry and recent transactions and how this relates to your chosen search area.
In short, we aim to find a property for you at the best possible price.
We cover viewings, making sure a property is suits your search criteria meaning that precious time can be saved and potential logistical problems avoided. We’re constantly following up leads from different sources and can offer you off-market property opportunities, putting you ahead of most other potential buyers. We work only for you, the buyer.
However friendly or helpful estate agents may be, they are only working for their client, the seller. They need to sell property, that's their job and something we always need to remember in any transaction.
We follow purchases through to completion either working with your current team or suggesting professionals to help you. We do all the chasing and try to make this part of the purchase as smooth and time efficient as possible.
By using a property search agent you are demonstrating that you are a serious buyer, a very positive marker for vendors and agents alike.
Chelsea Property Finder is a member of The Property Ombudsman.
Fees
Chelsea Property Finder charges an upfront, non refundable registration fee of £800.
The search period is for up to nine months.
A success fee of 1% of the purchase price is payable on exchange of contracts (less the registration fee).
Or, we can negotiate a fee that is the greater of either:
12% of the amount saved on the asking price after negotiating on a property (less the registration fee).
or
1% of the purchase price of the property (less the registration fee).
This offers a very competitive fee in the London market.
What happens if we find a property ourselves?
These days most clients like to catch up on Rightmove or similar sites and can happily window shop. My guilty pleasure is spending time searching properties in Provence…
However, we will be working very closely with you, we should have a good dialogue (depending on how you would like the search to work) and all available options should be covered for your search.
Therefore if you have signed up to Chelsea Property Finder's service, if you do source a property to purchase yourselves, the success fee will still be payable.
